Occupational Acquisition

A large proportion of our work is occupational acquisition; finding an office environment from where you can best conduct your business.

The first step is to take a detailed brief and look at your accounts for the last 3 years in order to establish whether you are likely to be asked for a rent deposit. We then write a report to detail our understanding of the brief and explain how we would go about meeting it, the timescales involved and the approximate annual property costs.

Once instructed, we provide you with property options and accompany you on site visits. When a suitable property is found, we write the acquisition proposal and agree terms in accordance with your instructions. In doing so, we seek not only to reduce the annual rental but also to obtain substantial incentives and to protect your future position by close scrutiny of lease terms and negotiation.

It is normal for us on acquisition of leasehold premises to agree an incentivised fee structure, of which two thirds is performance related.

We have analysed completed transactions over the last 15 years and our fees have ranged from 7.5% to 15% of the savings we have achieved for our clients over the first 5 years of their occupation, clearly a small proportion of the gain our services have secured.
