Basque Living London, formerly Habic, were looking for space in London and we were recommended by one of our previous clients.

Realising that opening a business in a foreign country can be a difficult proposition, we recommended that they chat with our long term client Rubén Fernández Parrado, CEO of Forma 5, so they could talk about us in their own language. Rubén was happy to confirm that he had worked with us over more than 10 years and that Warwick had saved him a lot of money, which gave Basque Living the reassurance they needed and they signed us up.

Challenges of the project

With a collaborative group of 8 businesses to share the space, sponsored by the Basque government, the chain of decision-making was a serious challenge.

They were also seeking space on a very limited budget, which meant that a lot of buildings were viewed to understand the options and preferences.

We advised that an upper floor in a good location would be the best way to meet their aspirations and identified and negotiated space on the 2nd floor of 4, Berry Street in Clerkenwell.

We saved the client £133,000 over the term of the lease and our fee was £11,000, meaning that the savings achieved were 12 times the invoice.

The space identified on the intersection of Berry Street and Great Sutton Street is right in the heart of the furniture district with many other showrooms within just a short stroll. This 60s building with contemporary brick interior is a neutral, but stylish space to showcase these varied brands that span furniture, lighting and intelligent systems for lockers.
