First solo London showroom for design-led UK brand
ØRN Furniture had tested the concept of a London showroom by sharing with another business and came to us when they decided to seek a showroom of their own.
Searching under pressure
After undertaking some initial viewings on their own, ØRN came to us with an idea of what they were looking for, which we were able to work with them to refine.
We entered serious and detailed negotiations on one particular space and were then let down badly by a landlord who decided they didn’t want a furniture occupier after all. This left us in a considerable bind to find somewhere suitable where our client could be settled for Clerkenwell Design Week 2023.
We identified two adjacent ground floor and basement units at 96 and 98 Clerkenwell Road, with one of the units having an attractive window along the side as well as the front. We negotiated the leasing of both units.
Complex Negotiations
Having been assured by the landlord that it would not be possible to connect the units, we insisted on 2 separate leases to give our clients added flexibility on the long term.





Savings
We saved our client almost £80,000 over the term of their lease; our fee was just a fraction of the saving.
Showroom open for Design Week
With the deal completing as March came to a close, with considerable help from us to keep the legal process on track, ØRN worked hard to get the showroom open for the annual Clerkenwell Design Week in May 2023.
With Nowy Styl on one side and Gabriel a few doors down in the other direction, this part of Clerkenwell Road is truly a testament to the work of Warwick Bookman & Associates.
Space gets even better
Later in the year, ØRN were able to connect the 2 units via an elegant archway, giving them a truly impressive space at a very appealing rent.
