Strategic advice and showroom acquisition for chair company on Great Sutton Street

Pledge Office Chairs wished to open their first independent London showroom.

We advised them not to take a 10 year lease because we were of the opinion that the commercial property market in EC1 was due to turn down. A shorter term lease on a first floor would allow them to later take a ground floor unit in Clerkenwell at a much lower rent and on better terms, significantly improving their long term position.

A first floor unit (1440 sqft) was been acquired at 21-22 Great Sutton Street.
