Showroom Acquisition
We have become London’s leading showroom acquisition firm, so if you’re looking for showroom space to rent in London, we understand how to locate and secure the best kind of property to showcase your retail products within your budget.
Good showrooms are hard to find
Most furniture occupiers are looking for ground floor space with a good window frontage. It sounds obvious, but each commercial building has several floors, but only 1 ground floor. Therefore furniture occupiers are not only competing with similar businesses, but with other occupiers who would be prepared to take on multiple floors.
Our knowledge of the marketplace
The first step is to take a detailed brief and then we write a report to confirm our understanding of the brief and explain how we would go about meeting it, the timescales involved and the approximate annual property costs.
With our detailed knowledge of the marketplace, we can let you know whether your aspirations are realistic and if not, what alternatives we would suggest.
Should I rent or buy a showroom?
Renting a showroom in London
Most commercial furniture companies will rent a showroom, but if you own your business personally, there may be a benefit to buying a showroom for the long term future of the business or for your pension, or both.
Finding freehold showrooms to buy in London
The opportunities to purchase showrooms are extremely rare, but we have successfully completed freehold showroom deals for Gresham and for Christopher Farr.
Viewing showrooms
Once instructed, we provide you with property options and accompany you on site visits. When a suitable property is found, we write the offer proposal and agree terms in accordance with your instructions. In doing so, we seek not only to reduce the costs but also to obtain substantial incentives and to protect your future position by close scrutiny of lease terms.
Incentivised fees
It is normal for us to agree an incentivised fee structure for the acquisition of leasehold premises, of which two-thirds is performance-related. For purchases, we charge a percentage of the agreed price.
We have analysed completed transactions over the last 15 years and our fees have ranged from 7.5% to 15% of the savings we have achieved for our clients over their occupation.
